We come in & do an assessment, curate your furnishings and stage. When you decide to invest in staging, you are increasing the homes value/equity which limits it's time on the MLS and gives you the best possible ROI (return on investment) then if you didn't stage.
HOW THE PROCESS WORKS:
Vacant Staging
The majority of buyers are not able to visualize the layout of the space. So, while the finishes might look great, it can seem cold and uninviting and buyers can't understand how they would use the space. That is where we come in! We bring in furniture, art & accessories that help buyers connect emotionally with the home, as well as be able to visualize how they would live in the home.
We strive to serve clients at different price points by providing custom packages that we can add to or take away from depending on the needs of the house and the clients budget.
Your first step is reaching out to us to schedule a walk-through of space property to assess what the property needs.
During the initial walk-through we will take and assessment of the space, make recommendations on repairs & updates needed to increase the return on investment, take measurements, determine furniture needs and plan out the accessories needed to make your listing pop.
As you have noticed, homes are sitting on the market longer so this is where you really need to put your best foot forward from the beginning to get your listing sold faster and for the best possible price.

Home Staging Consultations
Our home staging consultations are perfect for sellers that are living in their home while it's on the market (occupied staging) and homeowners that may want to D.I.Y the staging. This is intensive in-home consultation, we will walk & talk through each room while doing a detailed and customized Staging Report as you write down everything that needs to be done to get your home the best possible price! Our goal is to ensure you get your return on investment (ROI) for your property and that your space appeals to a broad buyer audience. To achieve this we will step into the buyers point of view.
The occupied consultation can take up to 2 hours depending on the size of the space. We first start with a detailed phone interview in order to completely understand your project.
During the Consultation we will cover the following:

**If the home is larger than 3500 sq. ft. with multiple staging areas there could be an additional time cost to cover the larger homes and additional time spent on the project.

Occupied Staging
Occupied staging is the process of staging a property/house that is lived in during the time the home is on the market. Many times home owners can't visualize creating appeal by staging within their own homes. 'Most times they don't know where to start or to remove themselves from a space and figure out if the existing layout works great for their home.
This is where we come in.
We used the existing furniture and furnishings you have to staging your home. Simply put, we shop your home! This is why staging consultations are so important. You may just need a few changes to best showcase your home in the best light.
In addition, we offer accessory rentals for clients that need decor pieces to enhance their existing furniture. We create a customized decor rental package with easy rental terms. We can also shop specifically for your home to create a curated finish for your space.
POWER STAGING & MINI-MAKEOVER Feeling overwhelmed with preparing your home to sell? This staging service is all about rolling up our sleeves, following the detailed Staging Report and working together to start staging the main areas of the home right away. You won’t believe the difference a few hours makes just using what you already own! This service can take up to 4 hours in the home with 2 hours planning/prep time and includes: Kitchen staging and organizational strategies Main living area staging and emotional connection point setup Main bathroom design If time permits, we will tackle other key living areas, so your home is show ready. We will bring in essential staging accessories to give you a “visual shopping list” of what to purchase for modernizing and setting the stage for buyers to fall in love You will walk away with beautiful “after” photos of your staged rooms! This is also a critical service for to do just before professional MLS photos are taken because we style each space for maximum photo impact!
ULTIMATE POWER STAGING & 1 DAY HOME MAKEOVER Do you have a larger home with more than a few hours of work that needs to be done? No problem! This service simply extends our time together to include a day of rolling up our sleeves, following our detailed Staging Report and tackling the main areas of the home while staging for photos. This service can take up to 7 hours in the home with over 2 hours planning/prep time and includes: > Kitchen staging and organizational strategies > Main living area staging and emotional connection point set up. > Main bathroom, master bedroom and bath design > If time permits, we will tackle other key living areas, so your home is show ready > We will bring in essential staging accessories to give you a “visual shopping list” of what to purchase for modernizing and setting the stage for buyers to fall in love You will walk away with beautiful “after” photos of your staged rooms!
